What the Saudi sale transactions dataset covers, city by city

The dataset holds 1,474,665 sale deeds from 2020 Q1 to 2026 Q2, across 175 cities and 13 regions, with deals to 30 June 2026. The records are the sale deeds the Ministry of Justice has published. Riyadh needs a warning: our Riyadh counts fall sharply from 2025. REGA and the Ministry of Justice said in May 2026 that Riyadh transactions are processed only through the Real Estate Registry.

Riyadh and the Real Estate Registry

The Real Estate Registry (RER) began registering titles in May 2023. On 19 May 2026 REGA and the Ministry of Justice said that all real estate transactions in Riyadh would now be processed only through the Registry (Argaam). Our Riyadh series from the Ministry's records looks like this, next to Jeddah:

QuarterRiyadh dealsRiyadh median residential SAR per m²Jeddah deals
2026 Q21,6752,7576,217
2026 Q12,8892,8285,615
2025 Q44,8282,5928,069
2025 Q37,2352,1967,803
2025 Q26,3712,6017,071
2025 Q115,6262,2768,768
2024 Q419,6422,0408,995
2024 Q320,2161,7509,849
2024 Q214,0612,0006,344
2024 Q119,0331,6947,029

Riyadh fell from 19,642 deals in 2024 Q4 to 1,675 in 2026 Q2. Over the quarters in the table, Jeddah ranged from 5,615 to 9,849. The Registry change is the most likely reason for the fall. We have not measured how many sales are missing from the Ministry's files.

What to do with Riyadh: read volumes from REGA's indicators platform, which counts deeds from both the Ministry of Justice and the Real Estate Registry (rei.rega.gov.sa). Take the figure from its deal-count chart. The counts carried beside the other metrics on the same page are not identical to it. Treat our Riyadh medians from 2025 on as a sample of the deals the Ministry published.

Why REGA's Kingdom total is larger than ours

REGA's indicators platform publishes a larger Kingdom sales count than ours for every quarter we both cover, and it has done so since the earliest quarter we can compare. Three things differ, and we have not measured how much each one contributes: REGA counts deeds from both the Ministry of Justice and the Real Estate Registry, its city list carries more entries than ours, and its property groups (apartment, duplex, floor, residential land, villa, other) do not map onto the Ministry's classifications, which REGA does not define. We publish no coverage share, because a single percentage today would be measuring those three differences as much as the data. Read the platform's own figures and treat ours as what the Ministry published.

Field dictionary

Each row has 15 columns. The Ministry's fields pass through as published: date, district_ar, classification, property_type, properties_count, price_sar, area_sqm and ref_no. We add quarter, region_slug, region_en, city_slug, city_en, city_ar and price_per_sqm, which is price divided by area where area exists. Read the data dictionary.
