Zoomed out, each circle is a city. Zoom in and the circles become districts. Colour shows the median price per square metre of registered sales, and circle size shows how many deals there were. Click any circle for the typical price range, the change on the previous 12 months, the trend since 2020, and an estimate for a plot or home of any size. Click an empty spot and the map picks the nearest district with enough deals.
Every figure is computed from Saudi Ministry of Justice deed records: 1,364,921 registered sales since 2020. The map covers the last four quarters available on the Saudi Open Data Portal (2024 Q4, 2025 Q1, 2025 Q3, 2025 Q4). The portal's 2025 Q2 file repeats 2024 Q2, so that quarter is left out and the window reaches back one quarter further. Places with fewer than 5 deals in the window get no price, and the typical range needs at least 8. Some districts include plots sold at fixed programme prices or transferred at nominal value. Those pull the median down, and when that mix swings between years the map leaves out the year-on-year figure instead of showing a misleading one. District positions are the centres of OpenStreetMap district boundaries and neighbourhood points, © OpenStreetMap contributors. That position file is open under the Open Database License at /assets/map-geo.json. City positions come from OpenStreetMap, and from GeoNames (CC BY 4.0) for 2 cities. The positions cover 69% of the period's deals in named districts. The rest are in districts we could not match to OpenStreetMap yet; they still count in each city's figures and show up in search. The estimate multiplies the district's price per square metre by the area you enter, so treat it as a statistical range and not a valuation.
