If you are looking at a plot or a villa in Riyadh, the figures below tell you whether the asking price is near what similar property has sold for.

Why Riyadh's counts fall after 2024

REGA and the Ministry of Justice announced in May 2026 that Riyadh real-estate transactions are registered through the Real Estate Registry (السجل العقاري), and REGA has been moving Riyadh onto the Registry in stages since 2023. Sales registered there may not appear in the Ministry of Justice files this site is built from, and that is the most likely reason the counts below fall from 2025 onward. We have not measured how many sales are missing. The quarterly counts and the number of sales behind each district price are therefore lower than total market activity. Prices here are medians of the sales the Ministry published; we have not tested whether the missing sales were priced differently. REGA's own indicators platform counts sales from both the Ministry of Justice and the Real Estate Registry (rei.rega.gov.sa).
