Saudi property comparables from registered sale prices

A comparable set from registered sales shows what similar property sold for, not what it was listed at. In Abhur North (أبحر الشمالية), Jeddah, 51 residential sales of 300 to 500 m² were registered in 2026 Q2, at a median of SAR 3,650 per m². Half of them fell between SAR 3,385 and SAR 4,233.

A worked example

The district is Abhur North in Jeddah. We chose it because it has enough sales in the band to form a real set, and its prices cluster tightly. Spread varies a lot between districts: Al-Rahmaniyah (الرحمانية) has more sales in the same band, 75, but the middle half runs from SAR 1,500 to SAR 3,825 per m², so its median alone tells you much less. Read the spread as well as the median. The filters are residential classification, one property per deal, area from 300 to 500 m², and a floor of SAR 500 per m² to drop nominal prices. One sale in the band fell under that floor (SAR 320 per m²) and is left out. That leaves 51 sales. The table shows the first 15 by date.

Percentiles use linear interpolation between the ranked values. The rows come from the free 2026 Q2 sample, so the set covers one quarter. A longer window needs a paid plan.

Asking prices and sold prices

A listing shows what a seller hopes to get. A registered sale shows what was paid. The two cover different populations, so a gap between them is not a discount rate. For Jeddah as a whole, the median residential sale in 2026 Q2 was SAR 3,250 per m² and SAR 569,000 in total, across every district and size. Set that beside the asking prices you see on the listing portals, and read the difference as a rough guide.

How to pull the same set yourself

The transactions endpoint takes a city, a quarter and optional filters. The free key covers the latest quarter, up to 100 rows a call. This district had 82 residential sales in 2026 Q2, so one call returns all of them.

The endpoint has no area parameter, so apply the 300 to 500 m² band and the price floor to the rows you receive. Full history from 2020 starts on the $19 Starter plan. Parameter names and limits are in the API documentation. Pricing is here.

Questions

Can I use these in a Taqeem-compliant valuation report?

We cannot say. Whether a source meets your reporting standard is the valuer's decision. The records come from the Ministry of Justice. We add names and price per m² and change no price.

Why is there no property type?

The Ministry published property type only for 2023 Q1 to Q3. For other quarters the field is empty. Classification is on every row.

How fresh is it?

The data is quarterly. The newest quarter is 2026 Q2, with deals to 30 June 2026.

Can I put the figures in a client report?

Yes, on any plan. The right to use the data, including in client reports and for commercial purposes, comes to you directly from the Ministry under the Saudi Open Data License. Credit the source as set out in the terms. Starter and Pro are one key per person.
